The mobility property
U-boat? UFO? Wal? Insect? At the Frankfurt Airrail viewers keep coming back to comparisons with something that racing in the air and in water, swims or flies. This is first of its shape: the Airrail is elongated, rounded and streamlined set of 43 stramme stilts. It is also due to its location and function: it is flat and stands for its opposite, for hyper-mobility. Airrail located at Frankfurt airport on the roof of the ICE-train station, which in turn is bordered on the sides of highways that lead to Germany’s biggest motorway junction. The Airrail Builder of the Bonn property group IVG advertise that you by jet, train or car from anywhere quickly get there – and away very quickly.
The shape with aerodynamic curves and nimble legs appropriate to that function. But this is no cause tortured symbolism, but resulted from the traffic-dominated site. The legs had to be because the only way on the narrow strip of a building was ever possible. The outer collar of the plate by the wish for a lot of space on a limited basis. And the round shape without edges, protrusions or superstructure was a requirement of the radar and radio operator of Europe’s second largest airport.
Once there, the Hamburg-Bothe Richter Teherani (BRT) in 1999 completed ICE train station designed, above the 660-meter-long, rounded at the ends of the roof panel as well as ideas on building to be erected. This first draft of what is now being implemented gradually and with respect, quite similar. It is not by Bothe Richter Teherani, but JSK from Frankfurt. BRT was not very original, whereas JSK refers to the spatial and functional requirements that would have forced designers for each such form.
The contract will JSK-founder Helmut W. Joos had in a selection process investors in 2000 will, it was about the phases 1 to 5 In 2006, then the construction began – but four years later were still about 15 people JSK-site, next to some 1 800 other works, planning and security guards. The demand for construction-planning, to change, details of design for lessee’s so not fast. Airrail stands not only for mobility but also for complexity, “can increase no more” after the words of the JSK Architects Michael Felka: its 214 000 square meters use office tenants and hotels, 250 shops and restaurants, medical offices, the Rail and more. JSK Project Felka is employed since 1998 with the Airrail.
The building with the length of two horizontal Eiffel tower is divided into six sections that can be used individually on the one hand, be divided and sold. On the other hand, they are jointly developed, supplied and used technically. IVG also managing director Gerhard Hilke experienced here, “large scale, logistical challenges, a variety of uses and technical elements as yet on any project before.” In this case, the Civil Hilke already managed great things in Frankfurt, from Norman Foster’s Commerzbank Tower of Nicholas Grimshaw’s Hall 3 to Christoph Mäckler Opera Tower.
With the variety of works from the outside inside Airrail homogeneous and monolithic. Even indoors, there are classification and design elements, which run through the house and after the explanation Felkas “hold together visually everything” single stone floor on main roads and areas, coordinated curtains and many items to the windows on one of the two longitudinal rows building edge to the inside of the five glass-covered atriums go. To dominate these interior and exterior facades of glass and aluminum, whose design Felka as “deliberately restrained” describes. The design is only visible to the struts, bolts, support the roof and the cross-bridges between the two long rows.
Very quickly, however, are likely to dominate the characteristics of the individual parts of the building on what unites. The atrium is the easternmost of two Hilton hotels in the foyer of three-and five-star class, designed by JOI Design in Hamburg. The next atrium is covered since 1999 by a vaulted glass roof, serves as the lobby of the ICE station and as Airrail access to walk and treadmill bridge leading to the main terminal of the airport. The middle atrium is a potpourri refers to users: down shops and bars, as the “360-degree bar, and reception areas of tenants on the upper floors, especially offices, and conference rooms and service of various kinds and a jet-set clinic called “Metropolitan Medical Center. With Airport-English people exert themselves here. Instead of “Airrail” marketing people try the recently built in a laboratory with term “Squair” to spread – a speech bubble of “Square” outside and “Air” in it.
The house is to the west of uniform and sober. This straightens the accounting and consulting firm KPMG its European headquarters on a 30 000 square meters. It is a prototypical Airrail Licensees, their high-paid and always scarce time employees are always on the road again to customers and meeting or receive other frequent travelers.
So closely linked to the isolated Airrail with distant parts of the world, so it is of its immediate surroundings. Noise, fumes and vibration standards required maximum noise protection, air conditioning, ventilation and cushioning. No external windows and no roof window opens. Airrail to get into the terminal on treadmills, the platforms and parking decks with ramps, escalators and lifts, and later from the planned parking garage next door by cable car. Only on foot and by bicycle from outside can not.
Inside, the stillness in the eye of Verkehrstaifuns. On the short-and south can be seen on the silence the bustle of the jets, cars and trains. The view to the north seems to lead to another world: the front woods, far back of the green Taunus, only on the horizon here and there skyscrapers of Frankfurt Rhein-Main and smaller cities. The forest after all there is to be a bridge over the in-house development and the expressway, designed for joggers from hotels, offices, and the little ones in the planned kindergarten.
Ambitious green plans, there had been for the atria, designed by the Hamburg landscape architects WES & Partner, who designed this almost meditative peace pole as a contrast to the airport environment. But the builders were the semi-circular large beds and the creepers over five floors too dominant and covering ground: the atrium areas should remain disposable for temporary structures and events. “One does not wanted to burden these areas,” said project manager Stephan IVG-extinguishing. The atria are designed as meeting rooms for up to 2 000 people took the first major meeting in September to Entrepreneurs’ Innovation and Sustainability “to be suitable medium.
In terms of innovation and sustainability Airrail Visionary Conventional and offers the same time: one hand, a futuristic-volatile home of globalization vanguard, travel time, lives improved. Here, the construction indirectly help save energy because it saves a lot of taxi and rental car miles and is located directly on Germany’s ICE trains meistfrequentiertem station. Even under a sky full of volcanic ash would Airrail Europe’s best city rich adjustable. On the other hand, insulation and air conditioning work with a lot more conventional use of energy and materials. This is not a bar to the desired Green Building Certificate. IVG in sustainability is more interested than other developers who sell their houses quickly: A part of the Bonn group is moving into Airrail Squair.
Some companies in Frankfurt restaurant, retail and office leasing might look forward to the long Airrail not, advocates of urbanism not: In their eyes, the city threatened competition from the airport city. But the fear would subside. First to win total-Frankfurt bottom line as a business location. Second, the Urbanitätsverlust not too large. In the “New Work City,” as the IVG Airrail known, we can all live out, as it steals no other place to live. And who in the future through Airrail walked one, have hardly been to the strollers on the mountain and the Romans Bars guests in Northrend. Competition arises only to parts of the city, which are already hopelessly sterile. And Airrail offers private, but partly and at times very lively pedestrian streets and squares for the approximately 10 000 people who are staying here during the day. “The exterior will be held inside,” says architect Michael Felka.
Airrail Urbanitätsverlust is little, but on the other side of the airport also a social gain. It is both an optimized location, time-reducing and speed-maximizing mobility machine. But at the same time it is – compared to the terminals – a place of relative quiet, the longer the stay, the more leisurely communication and retreat from the bustle. Amidst the frenzy of the mobility property also serves as a resting point.
